As folks have started to seriously consider a home purchase in the community, we’ve taken note of the most commonly asked questions. While not a comprehensive list, this section offers important answers about purchasing, construction, and living in El Bosque. As always, our team is here to discuss specific questions and bring clarity and confidence to the entire process.

Purchasing

  • The milestones in the purchasing process are:

    -Select your homesite
    -Sign a Letter of Intent (LOI)
    -Execute the Sales and Purchase Agreement (SPA)
    -Make a deposit
    -Go through the due diligence process
    -Complete the compliance process
    -Closing
    -Title Transfer

  • We offer developer financing of up to 50% of the property’s value (75% for Costa Rican residents) in partnership with Banco de América Central (BAC).

    BAC has reviewed and recognized El Bosque as a high-value development with a strong land offering. While buyers will still need to go through BAC’s standard approval process, the project itself has been pre-approved, helping the process move as quickly as possible. Terms are up to 20 years for non-residents and up to 25 years for residents. Contact us for a formal quote.

  • El Bosque is a fully registered Condominium regulated by national law. Our designation as a condominium in Costa Rica is a benefit to buyers because it means El Bosque operates under specific bylaws that govern internal affairs, including rules for the use of common areas, decision-making processes, maintenance responsibilities, and other essential matters.

    Managed by a dedicated HOA, this structure protects the integrity of the community, ensuring that your investment and lifestyle are safeguarded for the long term.

  • Yes. We will transfer title of the property to you (lot or lot + house). You can decide if you want to register it under your name or create an LLC. Remember that foreigners have the same legal rights covering property ownership and private land as Costa Rican citizens.

Construction

  • At this time, we do not have fully constructed homes available for purchase. Buyers can purchase land and build their own home, or buy land with a ready-to-build home design from our portfolio. The most time efficient option is to purchase a lot with a pre-designed home that was originally created for that specific site.

  • If you decide to build one of our home designs, after signing the Purchase and Sales Agreement (PSA), we anticipate the house will be completed and ready to move into in approximately 22 months.

  • This can be up to you! We have years of experience with completing building projects in Nosara, so we’re experts in this field. If you prefer to be more hands off, you can be confident your project will be well taken care of.

    For buyers who choose one of our home designs, the listed price includes comprehensive support from our team, covering all documentation, permitting, construction, and inspections. A dedicated project manager will also be assigned to oversee every aspect of the process.

    If you prefer to design and build your own home, you can bring in your own project manager, or hire our local team.

  • Yes, we start with a well-developed base design, and then review it together so you can explore any adjustments or additions you’d like to make within set allowances. Some changes may be considered add-ons at an additional cost.

  • It’s not required, but we do recommend working with one if you’d like to customize your home or need guidance on selecting finishes and fixtures. Our home designs don’t include appliances or furnishings, (though we can source them as an add-on service). Ultimately, an interior designer can be invaluable in creating a cohesive, well-styled interior environment.

Living

  • El Bosque has 3 access points: Main Arrival, Beach (back) entrance + East Arrival. Each point will have a ranger attending the gate during the day, and security guards will be stationed there at night.

  • The Home Owners Association (HOA) is the administrative body of the El Bosque development.

    The HOA will hold an annual meeting, and residents have voting rights according to lot size.

    The main services under the responsibility of the HOA are:
    - Security
    - Infrastructure maintenance
    - Common areas landscaping
    - Waste management
    - Vehicular access
    - Parking and internal circulation

  • Monthly HOA fees are $1400 per homesite.

    This includes:
    - Maintenance of common areas: gardens and green zones, trails, swales, roads
    - Maintenance of utility infrastructure: water system, irrigation, electricity, telecommunications
    - Maintenance of shared amenities and beach station
    - 24/7 security
    - HOA admin expenses

  • You can rent your home up to six times in high season and six times in low season, with a 1-week minimum for each stay. We calculated these parameters to give homeowners a strong opportunity to cover ownership costs—such as HOA and property management fees—through rental income, while still preserving the close-knit community feel of our neighborhood. And, Harmony can support the rental process.

  • Yes, we will offer property management services in association with our Harmony team.
