El Bosque is a fully registered horizontal condominium, a legal designation under Costa Rican law that governs how the community is structured and maintained. This provides clear protections for residents, ensuring that the community is kept to established standards, and no unforeseen changes or developments can alter the master plan.
Why Is an HOA Required?
As part of this legal structure, an HOA is required to oversee the administration and upkeep of the community. The HOA is responsible for enforcing the condominium’s bylaws, which outline ownership rights, common area usage, and maintenance responsibilities.
Beyond these legal obligations, the HOA also upholds our unique Community Guidelines, which help to preserve the overall vision that drew us all to El Bosque.
How Are Decisions Made?
The HOA holds an annual meeting where residents can discuss important issues, propose changes to bylaws and guidelines, and vote on community decisions. Voting rights are proportional to lot size, meaning each owner’s influence aligns with their property size.
